Efficient Class “A” Medical Office Building in Roswell, GA

FAQs

Do you have space available for lease?

Not at this time. The building is leased to prominent practices on a long term basis.

Why did you choose this site to develop the building?

First and foremost, proximity to the hospital. Our site is the next best thing to being in the middle of the campus. Additionally, outstanding visibility from the Hembree Road allows our practices to benefit from signage. The ease of ingress and egress enhances the experience both for patients and staff.

Why did you develop the building on a single level?

Because single story space is more efficient, and it is less expensive to construct and operate.

Is there a reason why the building is for the most part rectilinear?

Efficiency, plain and simple. A rectangle is the most efficient shape for planning office spaces.

Why did you wrap the building with parking as opposed to having it all up front?

Patients park up front, staff parks in the more private area in the rear.

What was it like working with the City of Roswell?

We adopted a team concept which included the officials from the city and county governments. The team delivered the project on time and at budget, its members enjoyed relationships that carried on into further work.

What was one of the best decisions made during the process of development?

Our use of indigenous, drought-tolerant plant material for landscaping. Turning off the irrigation lines has lowered our operating expenses thereby saving money for our tenants.
